Proof of landlord’s title, when derivative.

24. In all actions, suits, and proceedings brought by or against any person claiming to be landlord otherwise than by original contract, after proof of the original lease or contract, it shall be sufficient primâ facie evidence of the title of such person as landlord, as to all parties in the said suit or proceeding, to prove that he has for one year at least, or that the person under whom immediately he derives his title has for one year at least, and within three years before the transmission of such title, received the rent of the lands in respect of which such action, suit, or proceeding shall be brought from a party in possession thereof.
